dream is to own a home. A home where you will spend many years in.
Bring up your family. Have family and fiends in to celebrate Holiday's
and Birthdays, Anniversary's, Family gatherings. I remember how great it
was to have family and friends in for a great Sunday dinner. This is
why I love selling a home to families.
It is great to sell $1,000,000 homes.
But to me it is more important to sell a $300,000 or $400,000 home to a
family who will spend a lot of great years living their Dream.

The different phases of the Real Estate market.
We have gone through the Bubble and collapse of the Real Estate market.
Know need to talk about that anymore.
Then we have what is called a Buyers Market. That is when you have an abundance of homes for sale on the market.
Then you have a Sellers Market. That is when we have low inventory or fewer homes currently for sale.
The bad part, right now is we are in a Sellers Market. Low Inventory of homes currently for sale.
There is good part to this. We have Buyers who are looking to purchase new homes now.
As it was a few short years ago, Home owners are not panicking to sell. If they are listing
their homes for sale it most likely is for reasons such as down sizing, relocating for a new job.
A relative passing.
I would like to say something about down sizing. I think this is true about most people. We become pack rats. We save everything we have ever bought traded or given. I ahve a friend who jsut sold his 6000 sq. ft. home and moved in a a 3000 sq ft. rental. Going to stay there a year then decide where he and his wife want to live. All I can tell you is this, Wife to Husband, " What where you thinking?)
Currently homes for sale last an average of less than 60 days. Buyers are more selective and
looking for a home they can truly call home.

It's still about relationships.
Over the 14 or so years I have been in the South Florida Real Estate business, there have been many changes. And for those who worked in the business longer than me, you have seen even more.
I have seen the good and the bad. From a fairly easy going industry in early 2000, then the beginning of the Real Estate bubble, With banks loaning money to everyone and anyone. To builders building single family homes and condos like there was no tomorrow. To massive short sales and millions of homes
being foreclosed during the middle of the decade.That was the Bad.
The good part is this. The Real Estate market is coming back.
Sellers are basically selling because they may want to move or down size. Buyers are looking at stricter loan practices from banks Mortgage rates are still very low. And it looks like it will be for a long time. So only those who can afford to buy are buying. It is a Sellers market. Inventory is low. There isn't any greed on the part of sellers to think they are going to score.
This is where a Realtor advises his Seller on the right asking price. A realtor is there to help, work with the Seller. A Realtor will work hard to sell his listing. Yes we all profit by a sale. If a Realtor does his or her job it's more than a commission check.
You build a relationship with your buyer or seller. From the very beginning, to beyond the close.

I have mentioned before I consider myself and I am sure all Realtors would called them self's Professionals.
As a professional I go to work everyday ready and dressed for business. I prepare myself to meet new and old clients whether they come into the office. or out of the office for a meeting. I am prepared to close a sale on a new home, get a listing agreement, get an offer on a new home for one of my clients.I am ready as a professional real estate agent doing something I love to do help clients and friends with all there real estate needs. And sometimes just being there to talk with them. My door is always opened. And everyday I show up ready to go.
I also consider myself an Artist. Being a restaurant owner and Chef I was always using my imagination to create a new dish for my menu. A dish that would make your taste buds explode and you craving more.So think about this. Have you ever looked at yourself as an artist. Think about this. You first make contact with you clients who are looking for a new home . They tell you what they are looking for, bedrooms, bathrooms, price range, pool, ocean view, condo, single family home. You go to you canvas, to us its the flat screen monitor, you search the MLS for what your clients have told you they wanted in a new home. You the artist, you are picking out your paints, your colors, the homes show your clients. You go out with your clients in search for that masterpiece, the home of there dreams. As you go from one home to another picking out the best features of each home you see, its like you are putting the beautiful colors to your canvas. Once you have found this perfect home for them and you are sitting at the closing table, all you have to do is sign your masterpiece. You the Artist. Maybe crazy, but its fun.
Now the Teacher. You have to educate your clients about this crazy market we have in this country today. Unlike anything I and I am sure most Realtors have ever seen before, with all the homes on the market, the short sales, the bank owned properties. We are selling in a different world. You as a teacher have to help them in making the right decisions, When you are showing homes you need to explain what is happening in the market today. The good, the bad and the ugly. I have seen in the last few months and for this time of the year here in Florida we have had an increase in buyers looking for great deals. Unaware of some of the problems with especially short sales, the length of time it could take and not get the approval of the sale because the offer is to low. People have the misconception that every home owner whose house in on the market is desperate to sell. Its not that way in most cases.
If I have a client and I have had, I do my best to tell them the right and wrong way to buy a house. I have to be the Teacher. I just hope they listen.

As expected Homes for sale inventory is getting low, and that means one very important thing. Better homes are for sale are on the housing market.
What I mean by that is this, Most homes owners are not desperate to sell, most home owners are not thinking they can retire on what the make selling their homes, as they did several years ago before you know what happened.
Of course low inventory means homes for sale are not on the market long and often will bring multiple offers. Condition and upgrades are very important when selling a home.
Cash offers usually get the purchase over a buyer trying to get a mortgage.
I would recommend getting your mortgage approval before you start looking for a new home so you know what you can look for and can afford.
In this area the Condo dwellers better know as Snow Birds go back to their summer homes in the North East and Mid Western parts of the country.
So for most, the focus is more on buying a single family home rather than a condo.
Young families with children are looking to move, want to settle in before school gets started.

No Bubble...No Panic
I think when a so called Real Estate expert starts to talk, someone should tape their month.
I have already heard a couple of news casts talk about "another Real Estate Bubble."
Yes prices have gone up since last year, Yes there have been more sales since last year.
Here are the real facts. Here in Florida in January, February, and March, we have Snow Birds from all over the U.S. and Canada and other parts of the world looking to buy a winter home here. They sign purchase contracts during those months. Therefore sales "closings" or as some of my Boston friends call it "Pass Papers" during April and May showing an increase in Real Estate sales for those two months. So lets wait and see what happens in June and July.
Now I know coming from the North East myself, the spring and summer months will pick up with single family homes. Still this dose not mean a another Real Estate Bubble. So lets wait and see what happens in June and July.
Now back in 06, 07, if you tuned into a news show such as CNBC, all you hear was the Real Estate Bubble, when would the crash come? It made me sick.
While listing and selling back then, I remember a place where I sold over $2,000,000 in condos. During that time there was consistently 40 + condos for sale listed on MLS every month for over 2 years. Some stayed on MLS for over a year.
I had many listings there. When I asked why are you selling, I had a verity of answers. Take the money and run, going to make money and live with my kids, and some even said I don't know, everybody else is selling.
Panic then, no panic now. That same condo complex has as of today 12 on the market for sale.
Inventory is low, prices are low and mortgage rates are low. A great time to buy your new home here is South Florida.

For most people, Owning a new home is still the American Dream. As everyone knows the last several years made it a nightmare.and for most impossible to achieve.
The Real Estate bubble which as far I am concerned was caused by greed, by banks and developers who built homes like there was no tomorrow.
Some people blamed it on the buyers. This is true if you where one of those who sat on lines even before the ground was broke to buy up a condo or house with the intention of flipping and make what you may have though a fortune.
But as we all know that did not happen for the majority. Most fell into foreclose and short sales. Real Estate bubble bursts.
I do believe most buyers where just full filling their American Dream, to own their own home.
That brings us to the Real Estate market today.
Inventory is a little low which causes home prices to rise. Keep in mind there are a lot of homes the banks are holding back on foreclosing so the market won't truly collapse. This is good. They where the partial cause of the problems we now have so they are now getting a little smarter.
This is a great time to buy a new home. Prices are low and mortgage rates are low. If you have the down payment and can afford a new home now is the time to buy. Let me caution you on one thing, when it comes to mortgages. To me you should only get a fixed rate mortgage. I know the banks and mortgage companies will show you the low payments you will have in an adjustable rate mortgage.
But in 5 or 7 years no one knows where that rate may be. If it goes up you may not be a financial position to pay your new higher mortgage.

Professional Teacher Artist Realtor
Professional Teacher Artist RealtorI have mentioned before I consider myself and I am sure all Realtors would called them self's Professionals.
As a professional I go to work everyday ready and dressed for business. I prepare myself to meet new and old clients whether they come into the office. or out of the office for a meeting. I am prepared to close a sale on a new home, get a listing agreement, get an offer on a new home for one of my clients.I am ready as a professional real estate agent doing something I love to do help clients and friends with all there real estate needs. And sometimes just being there to talk with them. My door is always opened. And everyday I show up ready to go.
I also consider myself an Artist. Being a restaurant owner and Chef I was always using my imagination to create a new dish for my menu. A dish that would make your taste buds explode and you craving more.So think about this. Have you ever looked at yourself as an artist. Think about this. You first make contact with you clients who are looking for a new home . They tell you what they are looking for, bedrooms, bathrooms, price range, pool, ocean view, condo, single family home. You go to you canvas, to us its the flat screen monitor, you search the MLS for what your clients have told you they wanted in a new home. You the artist, you are picking out your paints, your colors, the homes show your clients. You go out with your clients in search for that masterpiece, the home of there dreams. As you go from one home to another picking out the best features of each home you see, its like you are putting the beautiful colors to your canvas. Once you have found this perfect home for them and you are sitting at the closing table, all you have to do is sign your masterpiece. You the Artist. Maybe crazy, but its fun.
Now the Teacher. You have to educate your clients about this crazy market we have in this country today. Unlike anything I and I am sure most Realtors have ever seen before, with all the homes on the market, the short sales, the bank owned properties. We are selling in a different world. You as a teacher have to help them in making the right desissions, When you are showing homes you need to explain what is happening in the market today. The good, the bad and the ugly. I have seen in the last few months and for this time of the year here in Florida we have had an increase in buyers looking for great deals. Unaware of some of the problems with especially short sales, the length of time it could take and not get the approval of the sale because the offer is to low. People have the misconception that every home owner whose house in on the market is desperate to sell. Its not that way in most cases.
If I have a client and I have had, I do my best to tell them the right and wrong way to buy a house. I have to be the Teacher. I just hope they listen.

Delray Beach Real Estate
Delray Beach Real Estate is active with many buyers coming here from all over the country.
I personally have 4 sets of clients from different parts of the North East. I am working with other buyers from right here is Florida.
Once a sleepy 4 month a year town now even in the middle of summer Delray Beach Real Estate is hot and going strong with activity 10 months a years.
New construction is active with new condo units and retail space nearing completion.
It will be very interesting to see the changes taking place in the next couple of years here
in Delray Beach. These changes rest assure will be to have a great town made even better.
Delray Beach is a great Baby Boomer town and these people love Urban Living with all
the activity on Atlantic Avenue and Pineapple Grove, Old School Square and the great beach.

Helping My Clients
For many years I was in the restaurant business. Started as a bartender then manager and I ended up owning my own restaurants and being the chef. Now I call myself a chef because I can create great tasting dishes. I take pride in my work. And there is nothing better when a customer finishes there dinner and tells his or her friends about the great meal they had and can't wait to come back.
For me the real estate business is the same. I take pride in helping my customers whether they are new customer or previous customers, my goal is to be able to answer all there questions or help them find the right new home. As a professsional real estate agent I always answer my phone. And if I am on the line with someone I get back to then asap. They should never have to wait for me to get back to them.
As everyone knows our business in a referal business. And I for one love referals. That means you did your job in helping your customers.
Whether the real estate market is great or slow we still take pride in what we do. Keeping positive and upbeat is the way we should all live our lives.

Invest in Real Estate
As I have been saying, this is a buyers market.
I have seen an increase in sales in the last couple of months.
People are buying new homes.Investor are buying commercial
Real Estate. Real buyers. Not what
I call tire kickers. A tire kicker is someone who looks
and never buys. This is a term used in the car business.
If you want to invest, Real Estate is the place to go.
Everything runs in cycles and Real Estate is in that cycle.
Its at the bottom, and I can see it turning around. Slowly.
